Understanding ANSI, Above-Grade and Below-Grade Area

ANSI Z765 establishes standards for measuring and reporting residential square footage.

In general:

• Above-grade living area refers to finished living space that is entirely above ground level.
• Below-grade living area refers to finished areas that are partially or completely below ground level, such as many basements and walkout basements.
• Even when a basement is finished to the same quality as the rest of the home, ANSI standards require it to be reported separately from above-grade living area.

Because buyers, lenders, assessors, and real estate professionals often rely on square footage information when making decisions, accurate measurement is important.
